Demolition Subcontractor Services in Philadelphia
Your Reliable Demo Sub for Any Project
We handle demolition from permitting through final cleanup so your job stays on track, your trades stay moving, and you are not dealing with delays, change orders, or site issues.
Why GCs Bring Us In as the Demo Sub
General contractors in Philadelphia juggle dozens of subs on big jobs. Demo is high-risk — permits, asbestos, vibration, neighbor complaints, debris piles — and one slip can delay concrete pours, steel erection, or the whole schedule.
Many GCs have been burned by demo subs who low-ball then hit them with change orders or leave the site a mess.
We’ve been the go-to demo sub for years on commercial, industrial, and mixed-use projects across Philly. We bid clean, execute clean, and close clean so the GC looks good to the owner and keeps their margin intact.

Full Scope Ownership
Managing demolition across multiple vendors creates gaps that lead to delays and confusion. We take full ownership of the scope, including asbestos, engineering, permitting, demolition, and debris removal.
This eliminates coordination issues and ensures every part of the process is aligned. The GC works with one team that is accountable for the entire scope.
Permit and Compliance Coordination
We pull the Complete Demolition Permit (or EZ if it qualifies), submit asbestos notifications to Air Management Services, and handle any special inspection or monitoring plans. We know what L&I reviewers want and how to avoid rejection loops. The GC gets approved plans back fast and can lock in their follow-on trades without waiting.

Schedule Alignment With Your Build
We align our work directly with your project schedule so demolition does not become a bottleneck. Whether it involves phasing around tenant move-outs, coordinating with utility work, or adjusting for inspections, we execute when needed and finish when required. This ensures follow-on trades can mobilize without delays.
Insurance, Bonding, and Risk Transfer
Philly Class A Demolition carries full general liability, workers’ comp, umbrella coverage, and can provide payment/performance bonds if required. All our subs (abatement, hauling) are vetted and insured. You get certificates of insurance naming you and the owner as additional insureds. Risk stays with us, not pushed back to the GC or developer.

Change Order Control
Unexpected change orders are one of the biggest frustrations for GCs. We minimize that risk by performing detailed site assessments before bidding. When something truly unforeseen comes up, we document it clearly, provide transparent pricing, and get approval before proceeding. This prevents disputes and protects your budget.
Why GCs and Developers Keep Us as Their Demo Sub
We hold all required licensing and have a track record with repeat GCs on Center City offices, Northeast industrial rehabs, and South Philly mixed-use jobs. They tell us the biggest value is predictability — we show up when promised, finish when promised, and leave a site that makes their job easier, not harder.

A Clear Process That Removes Risk Early
Demolition problems almost always start before work begins. Our process is designed to identify risks early, define the scope clearly and eliminate surprises once the project is underway.
STEP
Get In Touch
The process begins with a call or message to discuss your project goals, timeline and concerns. This initial conversation helps determine whether an onsite review is needed and what level of planning will be required.
STEP
Onsite Investigation
An onsite meeting allows us to evaluate existing conditions, identify risks and understand what the project truly requires. This step is critical to preventing scope gaps later and as a result, we come out multiple days.
STEP
Quote Provided
After the site review a detailed scope and quote are provided based on real conditions not assumptions. This allows pricing to remain stable once work begins.
